As we prepared to sell our house, we researched comps in our area that sold well in the last year, understanding that the last year had some pandemic fervor in these sales. We interviewed 3 agents from those sales, Nancy being one of them. That gave us a very good understanding of the distinction between these agents.

One seemed to be coasting thru the pandemic fervor and would agree to anything we said. One wanted to price the house about 10% lower than comps, presumably to sell quick and get out with a commission. Nancy did a complete analysis of local comps, including plusses and minuses of the details of each compared to our home, to come up with a recommended pricing strategy.

She was extremely engaged in prepping our house for photos and showings, which edged our house in front of other competition on the market at that time. She set up multiple showings on the first weekend on the market and helped us negotiate our best offer less than a week in. And just as important, she stayed fully engaged through to the closing - such as making sure the appraiser was fully informed and making the buyer walk-thrus go flawlessly. She was a pleasure to work with.

I concede that there is still lingering pandemic fervor that may have helped us sell so quickly. But we also watch local real estate closely and can clearly see the impact of Nancy's work on our sale over other homes that continue to sit on the MLS that are clearly overpriced and/or certainly aren't presented as well as Nancy demanded.

We haven't hired a real estate agent in nearly 30 years so we had a lot to learn in today's market. We're very glad we signed on with Nancy Walsh and would strongly recommend her to anyone selling their home. We really appreciate her work in getting our home sold.
